
Listed buildings and kitchens: consent, sensitivity, and modern services

Alterations that look minor on plan (core drilling for extraction, notching joists, or replacing sash-adjacent joinery) can need consent. We prefer a single coordinated application to piecemeal surprises on site.
Reversible detail
Where fixing into historic fabric is unavoidable, we document methods and use reversible techniques where guidance asks for them. Modern insulation and services still have to breathe with the building.
Kitchens in sensitive rooms
Former service wings and basement kitchens may have damp histories. We integrate tanking, lime-compatible finishes, or ventilated voids when surveyors recommend them, rather than fitting standard plasterboard and hoping.
Fireplaces converted to range cookers need flue and structural checks. Beam pockets and hearths are not always straight or level; we survey them rather than assuming a standard carcass depth will land true.
Working as a team
Architects, conservation officers, and contractors each hold part of the risk. We attend design-team meetings where decisions affect joinery and produce drawings that support applications instead of contradicting them.
